Application Criteria

Please read our application criteria and community policies below.  

Please be advised that the submission of your application does not hold an apartment.  An apartment will only be held for you once we receive the required deposit. Our company policy is based on a first come first serve basis.
Application & Move In Fee Schedule

The following is the fee schedule for application and move in payments:

  • A $25 non refundable application fee will be charged for each adult applicant.
  • A holding fee of 1 month's rent will be required to reserve an apartment.  Holding fee is non-refundable and will be applied towards your first month's rent.
  • A security deposit of $199 to 1 1/2 month's rent will be due at lease signing.

We accept the following forms of payment for application and move in fees:

  • Credit Card - Visa, MasterCard or Discover
  • Money Order
  • Certified Check
Verification Documents

The following documentation will be required as part of the application process:

  • Photo ID for each applicant.
  • Social Security Card or Valid Visa for each applicant.
  • Proof of Income (last 30 days of pay stubs) for each applicant.
Resident Selection Criteria

Income: Each occupant over the age of 18 is required to complete an application.  Each applicant must demonstrate a verifiable income.  The minimum monthly income requirements are as follows: 3 times the monthly rent for 1 bedroom and 2.5 times the monthly rent for a 2 bedroom.

Credit: A credit history depicting any of the following may be grounds for denial.

  • Unpaid liens or judgments.
  • Bankruptcy, unless applicant can provide verification that positive credit has been reestablished and maintained after 3 years of discharge.
  • We use a statistically validated scoring model which measures each applicant's risk in terms of paying their monthly rent. The model takes into consideration many aspects of an applicant's credit history and income to determine the amount of risk for that particular applicant.  Management has set specific decision points within the model's score range for Pleasant View Gardens

Rental History: Applicant must demonstrate a minimum of 2 year's rental or ownership history if applicable. History of poor payment record, destructive or abusive behavior or poor housekeeping practices will be grounds for denial.

Co-Signers: Co-signers will be considered where income is deficient for students or senior citizens only.  Co-signers must qualify at 1.5 times the qualifying income.

Criminal Check: A criminal background check will be run on all initially approved applications. Any conviction of a crime may result in the application being denied.

Occupancy: The maximum occupancy limit is 3 occupants for a 1 bedroom and 5 occupants for a 2 bedroom.  Violation of this regulation will result in eviction if not corrected immediately.

Community Policies

Utilities: 

The following utilities are included in your rent.

  • Heat
  • Cooking Gas

The following utilities are not included in your rent.

  • Electric (PSE&G)
  • Cold Water/Sewer & Trash (YES Energy)
  • Cable/Internet (Optimum) - Optional
  • Satellite ($25 monthly dish charge) - Optional

 

Pet Policy:

We are a pet friendly community and accept dogs and cats.  There is a 2 pet maximum per apartment, some breed restrictions apply.  The following fees apply.

  • $50 monthly pet fee per pet.
  • $350 non-refundable pet fee per apartment

 

Renter's Insurance:

Renter's Insurance is required with a min of $100,000 personal liability.

 

Parking:

We offer free open parking.  Garages are available for $75 per month.

 

Lease Term:

We offer a 12 month lease term.  Upon renewal we offer a 3 month lease buyout option ($900), 6 month lease buyout option ($600), or a 9 month lease buyout option ($300).

 

Internal Transfer:

Internal tranfers are permitted after the initial lease term has been fulfilled subject to management approval. Restrictions Apply.

 

Rent Increase:

Upon renewal, rent increase percentage will be based on the Piscataway Township Rent Leveling Board. 

 

Amenities:

  • Resident Clubhouse - free access for all residents.
  • Gym Membership - $144 for 12 months / $72 for 6 months (includes Business Center and Outdoor Car Care Center)
  • Pool Season Pass - $65 per adult / $100 for 2 adults / $150 for 3-5 adults.  Children under 5 swim free!
  • Pool Guest Pass - $8 per resident / $10 per non-resident
